Commercial appraisers determine the value of income-producing properties: office buildings, shopping centers, apartment complexes, and industrial sites. The daily work is investigative: inspecting properties, analyzing leases and operating statements, researching comparable sales and market rents, and writing in-depth reports that lenders, investors, courts, and government agencies rely on. The job runs on objectivity, detail orientation, and defensible analysis, because your signed opinion of value carries legal weight. Appraisers start as trainees under a certified appraiser, complete qualifying coursework and supervised hours, then earn their certified general license. Many eventually run their own practices, which brings real schedule freedom and independence. It is a craft that compounds: every property you appraise makes you sharper on the next one.
