Residential appraisers determine home values through inspections and in-depth reports. The daily work is a mix of field and desk: measuring and photographing homes, evaluating condition and features, selecting comparable sales, making supported adjustments, and delivering reports that lenders require before funding a mortgage. The stakeholders are lenders, homeowners, and real estate agents. The job runs on patience, independence, objectivity, and organization, because every conclusion must be documented and defensible. Appraisers start as trainees, complete state qualifying courses and supervised hours, then earn a license to sign their own reports. Many build independent practices with control over their own schedules. It suits people who like methodical work, working alone, and being the recognized expert on the question everyone in a transaction is asking: what is this home actually worth?
